A Look Behind The Scenes
Prepare for Closing
What do I need todo before closing on the sell of a home?
To ensure a seamless transition for the new homeowners, arrange for a professional cleaning of the entire property prior to closing. Additionally, gather all keys and garage door openers, leaving them neatly arranged on the kitchen counter for their convenience upon move-in.
What do I bring to closing being on the sell side?
Here is a list of items that you need to bring to the closing table when selling your home:
- Government-issued identification: This could be a driver’s license, passport, or other form of government-issued ID.
- Deed: This is the legal document that transfers ownership of your home to the buyer.
- Title insurance policy: This is an insurance policy that protects the buyer against any defects in the title to the property.
- Payoff statements for any mortgages or liens on the property: This will show the buyer that the property is free and clear of any encumbrances.

- Keys to the property: This includes the keys to the front door, back door, garage, and any other keys to the property.
- Garage door openers: If you have a garage door opener, you will need to bring this to closing so that the buyer can have it programmed.
- Security system codes: If you have a security system, you will need to provide the buyer with the codes so that they can arm and disarm the system.
- Mail key: If you have a mailbox key, you will need to provide this to the buyer so that they can collect their mail.
- Real estate transfer tax (RETT) statement: This is a statement from the Texas Comptroller of Public Accounts that shows how much RETT you owe.
- Home warranty: If you are providing the buyer with a home warranty, you will need to bring the warranty documents to closing.
You may also need to bring other items to closing, depending on the specific circumstances of your sale. For example, if you are selling your home as part of a divorce, you may need to bring additional documentation. It is a good idea to speak with your real estate agent or closing attorney in advance to find out what items you need to bring to closing.
